Our Design-Build Path (How It Works)

Discovery & Visioning

We begin with your dreams:
what you value, your style, what matters most (function, look, sustainability, etc.).

Site visit / evaluation. Budget range conversation. What are your non-negotiables?

Permitting & Detailed Plans

Finalize all drawings needed (architectural, structural, MEP if applicable).

Submit for permits. Handle drawings, engineering sign-offs, site prep planning.

Final Review & Handover

Punch list with you. Quality check: finishes, systems, safety, clean-up.

Handover keys. We make sure you’re satisfied before “done.”

Concept & Schematic Design

We sketch layouts, develop a schematic design: floor plan, general form, major materials.

Early cost estimate based on those concepts so you can see trade-offs (e.g. material choices, square footage).

Pre-Construction Planning

Final selections (materials & finishes). Schedule meetings. Confirm budget.

Clear communication plan: site walk-through cadence, update method, safety & site expectations.

Design & Value Engineering

Refine designs; finishes, features, structure to ensure integrity, safety, and purpose.

Regular on-site check-ins with you. Photos, walk-throughs. Safety protocols in place.
